Annual Maintenance & What's Included

Work to be done inside:

Inspect thermostat and check operation
Inspect A/H or furnace
Inspect coil for rust, corrosion, and blockage
Hand clean evaporator coil if accessible
Inspect drain construction and function
Flush condensate drain line thoroughly
Inspect safety switches
Inspect blower assembly
Check blower motor AMP draw
Check run capacitor mfds
Replace filters (supplied by customer or the filter plan)
Inspect ducts & plenums for proper sizes and seals
Disinfect return plenum
Check temperature splits

Work to be done outside:

Inspect condensing unit condition
Hydrocleanse condensing coils
Check refrigerant pressures, superheat, and subcooling
Inspect fan blade
Lubricate all moving parts as required
Check electrical connections
Check compressor AMP draw
Check fan motor AMP draw
Check run capacitor mfds
Inspect contactor

(Additional steps for Fall visits)

Inspect igniter
Inspect flame sensor
Check inducer motor assembly and AMP draw
Inspect heat exchanger, burners or jets
Inspect heating elements
Check gas valves for proper operation
Inspect flue pipe connections and condition for safe operation
