When Evaporator Replacement Isn’t the Right Call
Replacing an evaporator coil fixes one part of the system. If your AC unit is old enough that the compressor, condenser, or blower motor are also wearing out, a new coil won’t stop the next breakdown. We see this a lot on systems past 12 to 15 years old in San Antonio homes. The outdoor unit runs through summer after summer of high heat load. Putting a new coil into an old system is like putting new tires on a car with a bad transmission. The coil works fine. Everything around it doesn’t.
There’s also a timing issue with the coil itself. If your coil is still under the manufacturer’s factory warranty, the parts cost is lower. The job is more straightforward then. But if the warranty has already expired, the price goes up because we’re covering the coil itself as a part, not just the labor. We confirm that before we build your quote. We don’t wait until after.

It’s about who has the right to approve the work and pay for it. A property management company or a landlord needs a different kind of vendor relationship than what we set up for a homeowner calling about their own system.

For homeowners, the job itself is more specific than it sounds too. An evaporator coil sits inside the air handler. It’s tucked behind a panel most people never open. We’ve pulled coils covered in years of dust because a filter got changed on the wrong schedule. And we’ve found coils that failed early because the system was never balanced right after an install. None of that changes who we’ll work for. It just means the coil is one part of a bigger system. Swapping it out is a specific, technical repair, not general handyman work.

What We’d Tell You to Do Instead
If you called us and said your AC just isn’t cold enough, we wouldn’t quote an evaporator coil on the spot. That coil sits behind a panel inside your indoor unit. A weak coil looks a lot like a few other problems from the outside. A failing capacitor, a dirty coil that just needs cleaning, or low refrigerant from a small leak somewhere else in the line set can all show up as warm air at the vents. Replacing a coil that didn’t need replacing wastes your money. Plain and simple.
We won’t sell you a coil replacement without a diagnostic first. Our process starts with a service call. A technician runs diagnostics before we build any quote. If we find a bad capacitor or contactor, or the coil just needs a cleaning, we tell you that instead. And we price the smaller job. If the system is short on refrigerant from a leak that hasn’t reached the coil yet, that’s a different repair too.
There’s also a warranty question that changes the math before you decide anything. A coil still under its manufacturer warranty and one that’s aged out of coverage are two different jobs. They have two different price points. You won’t know which one applies to your system until a tech pulls the model and serial numbers and checks it. Guessing at this from the driveway isn’t something we do.

Why ‘Evaporator Replacement’ Search Results Can Point in Two Different Directions
When you search for evaporator replacement, you’re going to get results for two different jobs mixed together. One is a homeowner with a house they own, where the indoor coil has failed and needs a new one. The other is commercial buildings, facility service contracts, apartment complexes, and rental units where a landlord or property manager is handling the call. We only do the first kind.
On a home visit in San Antonio, the signs are usually clear. We’ll see ice built up on the coil or the line set. We often see oxidized coil fins from years of humidity, or refrigerant lines sweating and dripping onto the attic floor. Those are homeowner signals tied to one system in one house.
Commercial and facility work looks different from the start. It usually involves multiple rooftop units. A property management company might make the call instead of the person living there. Or it could be a maintenance contract that covers several buildings at once. We don’t take those jobs. We also don’t do apartment complex or rental property work either.

Older Systems: Why We Look at the Whole Picture, Not Just the Coil
If your outdoor unit is more than 12 to 15 years old, replacing just the evaporator coil often isn’t the right move. We still check it, of course. We still quote it if you ask. But we’ll tell you straight if the rest of the system is close behind the coil. Coil work only makes sense when the rest of your AC has years left in it.
A lot of San Antonio homes still have systems running on R-22 refrigerant. That refrigerant was phased out for new equipment years ago. It’s expensive and getting harder to source. Putting a new coil into an old R-22 system means we’re keeping an aging condenser, an aging compressor, and an outdated refrigerant type running on borrowed time. We’ve walked into attics in older San Antonio homes and found coils leaking next to a compressor that’s already showing wear at the terminals. Fixing the coil there doesn’t fix the bigger problem.
- The outdoor condenser or compressor is the same age as the leaking coil and shows wear
- The system runs on R-22 or another older refrigerant type
- You’ve already had other major repairs on the same system in recent years
- The ductwork or system size was never right for the home to begin with
When we see two or more of these together, we’ll say so during the diagnostic visit. We won’t quote a coil replacement and leave it there if we think you’re going to be back in our shop in a year or two with a compressor failure on the same aging system. That’s not a good use of your money. We’d rather tell you that up front than build a quote that ignores it.
